Understand your project
Your property, priorities, budget, timeline and the decisions ahead.
Homeowner-side renovation support
Japan Home Guide represents foreign homeowners through the Japanese renovation process — helping you understand quotes, coordinate contractors and make confident decisions from planning through completion.
By your side
Renovating in Japan can involve a lot of important conversations and decisions. We give you a calm, independent point of view so you can understand what is happening and decide what comes next.
Homeowner-firstYour priorities stay at the centre of the conversation.
Clear visibilityQuotes, scope and changes explained in clear English.
It’s not just about finding a builder
The challenge is often not simply finding someone to do the construction. It’s understanding an estimate, knowing what to ask, keeping conversations connected and feeling informed when something changes. That’s where homeowner-side support helps.
Our approachHow it works
From the first idea through final review, our support follows the moments where clarity matters most.
Your property, priorities, budget, timeline and the decisions ahead.
Help with inquiries, site visits, measurements and early discussions with Japanese professionals.
Review scope, materials, exclusions, assumptions and potential additional costs in clear English.
Coordinate decisions, changes and updates through construction and final review.
Making sense of estimates
A ¥3.8 million renovation and a ¥5.2 million renovation may not be competing on the same scope of work. The value is in understanding what sits behind the total.
When we compare proposals, we help you look beyond the number and ask:
The example is illustrative only. It is not a construction cost estimate.
The support you need
We help make the working relationship between you and the professionals carrying out the project more clear, connected and manageable.

Why Japan Home Guide
Japan Home Guide does not replace the contractor, architect or specialist. We exist because, for many foreign homeowners, understanding the process, comparing proposals and keeping track of decisions can be the difficult part.
Our role is an additional layer of homeowner-side support that makes collaboration easier for both sides.

A few of the things homeowners often want to understand first.
No. Construction work is performed directly by the Japanese renovation or construction company contracted by the homeowner. We provide homeowner-side coordination and project-management support.
Both relationships are separate. You contract directly with the company carrying out construction, and separately with Japan Home Guide for homeowner-representation and project-management services.
Yes. We help explain differences in scope, inclusions, exclusions, materials, assumptions and other factors that may not be clear from a headline price alone.
Where appropriate, we can support communication and coordination with an existing contractor. We begin by understanding what the project needs.
